Located in Marietta, Georgia, Project Golden Leaf was designed and built around a powerful idea: What if your home could do more for you?
Instead of treating wellness as an afterthought or adding a few wellness-inspired features at the end of the design process, the home was thoughtfully planned from the ground up to integrate building science, environmental control, high-performance systems, and intentional design.
Building a Home That Supports Wellbeing
The air we breathe, the water we drink, the materials we live with, and even the way our spaces respond to the climate can all influence our everyday quality of life. At Bradford, these considerations are part of a larger philosophy: creating homes that are intentionally designed around the people who live in them.
The home was constructed using insulated concrete form (ICF) systems rather than traditional wood framing, creating a highly durable structure designed to provide improved energy efficiency, indoor air quality, and climate resilience. Advanced HVAC and energy recovery ventilation systems help continuously circulate and filter fresh air throughout the home, while whole-home water filtration and moisture management systems provide additional layers of protection for the home’s indoor environment.
These systems work together to create a home that is not simply a place to live, but an environment intentionally designed to support the people who call it home.
Wellness Starts Before Construction
One of the defining characteristics of Project Golden Leaf is the extensive planning that happened long before construction began.
For Bradford, building a wellness-focused home starts with intentionality during the preconstruction process. With ICF construction and advanced building systems, there is little room for improvisation once the walls are in place. Pipes, vents, wires, outlets, and other systems had to be considered in advance to ensure everything could be seamlessly integrated into the concrete wall systems.
In total, Project Golden Leaf involved approximately eight months of preconstruction planning followed by a 15-month construction timeline. That additional level of planning and coordination allowed the team to approach the home as one interconnected system, rather than as a collection of individual features.
The result is a residence where the design, structure, and technology work together with intention.
The Long-Term Value of Building Differently
Creating a wellness-focused, high-performance home requires a greater investment in both planning and construction. Project Golden Leaf represents approximately a 33 to 40 percent investment premium compared to conventional construction methods.
However, the value of a home should not be measured solely by its initial cost. A home built with durability, efficiency, resilience, indoor air quality, and long-term wellbeing in mind can provide benefits for years to come. For Project Golden Leaf, the goal was to create a multi-generational legacy residence designed to enhance everyday comfort while supporting long-term health and quality of life.
